MiaMarie is a land use attorney who advises clients throughout the entitlement process, setting the stage to bring their projects from plans to reality. She practices from San Antonio as a member of our virtual office, The Link.
Her practice focuses on navigating the regulatory and entitlement landscape, securing necessary approvals, and building relationships with local officials and stakeholders to develop practical strategies needed to move projects forward. MiaMarie represents a diverse range of landowners and developers, ranging from private individuals, local businesses, and national companies in connection with, single-family residential, multifamily, commercial, mixed-use, and industrial development projects.
She takes a hands-on approach at every stage, guiding clients through land use and zoning matters, board of adjustment variances, and other entitlement approval processes. She personally attends neighborhood association meetings, coordinates with council members and their staff, communicates with relevant city departments, and makes presentations before city boards, commissions, and councils. She also helps developers secure economic incentives and infrastructure funding through tools such as Public Improvement Districts (PID) and Tax Increment Reinvestment Zones (TIRZ), working directly with cities and counties to advance those efforts. She also helps clients stay ahead of changes affecting development by participating in stakeholder meetings on proposed municipal code amendments and tracking relevant legislation as it moves through the legislative process.
Before entering private practice, MiaMarie gained firsthand insight into the development and regulatory process from the public-sector perspective. As an assistant city attorney with the City of Houston in its Real Estate & Environmental Division, she saw how municipal projects move through layers of review, internal processes, and interdepartmental coordination. At the start of her career, through her multiple placements in the Mickey Leland Environmental Internship Program with the Texas Commission on Environmental Quality (TCEQ), including with its Office of Legal Services and Regional Office in Laredo, Texas, she gained experience with state regulatory processes and investigations. She now draws on that exposure to help clients understand governmental processes, anticipate potential challenges, and set realistic expectations for the entitlement process.
