Commencement notice (Private): No.

Completion notice (Private): Optional.

Preliminary lien notice (Private): Prime contractor - Prior to receiving payment; Subcontractor - 30 days after commencing work.

Pre-lien notice (Private): 20 days prior to filing lien.

Lien claim (Private): Prime contractor - 150 days after the earlier of (1) last day work was performed or (2)  the date the project is substantially complete, whichever is earlier; Subcontractor - 120 days after the earlier of (1) last day work was performed or (2)  the date the project is substantially complete, whichever is earlier.

Deadline to file suit (Private): 180 days after sending lien statement.

Bonding permitted (Private): Yes, must be 150% of the lien value.

Statutory lien waiver form (Private): Yes.

Special notes: Lien statement must be sent to owner within 5 days after filing lien.
