Preliminary lien notice (Private): Prime contractor - Prior to commencing work; Subcontractor - Not required.

Pre-lien notice (Private): Prime contractor - Not required; Subcontractor - 90 days after the last day of each month of nonpayment.

Lien claim (Private): Prime contractor - 30 days after Notice of Completion is filed, otherwise not required; Subcontractor - 90 days after last furnishing labor/materials unless Notice of Completion is filed, then 30 days after Notice.

Deadline to file suit (Private): Prime contractor - 1 year after last furnishing labor/materials; Subcontractor - 90 days after filing lien.

Bonding permitted (Private): Yes, must be 100% of the lien value.

Statutory lien waiver form (Private): No.

Special notes: Time to foreclose lien can be shorted to 60 days after receipt of written demand to file suit.
