Casey helps bring energy projects to life.

Focusing on energy and real estate matters, she advises developers and investors on utility-scale development, complex site control, and construction financing, supporting the development, construction, acquisition, divestiture, and financing of wind, solar, and energy storage projects nationwide. She practices from Bridgeport, West Virginia, as a member of our virtual office, The Link.

Casey offers extensive in-house and law firm experience representing energy clients throughout the lifecycle of utility-scale projects. Most recently, she served as director, legal – real property at a North American independent power producer leading real estate strategy for a multi-gigawatt portfolio of wind, solar, and storage projects. In that role, she negotiated complex site acquisition agreements, easements, options, and portfolio transfers; managed title and survey diligence for project financing and M&A transactions; and addressed land use, zoning, and entitlement issues critical to project viability.

She manages a wide range of energy matters, including due diligence for wind and solar projects; negotiating and drafting leases, easements, and crossing and option agreements; and reviewing purchase and sale and membership interest purchase agreements. Clients also rely on her for oil and gas lease and well data analysis, joint use agreements, and mineral title curative work for solar and battery storage projects throughout the U.S. Her broad energy background—spanning renewables, coal, oil, and gas—gives her familiarity with nearly every issue that arises in early stage development.

Casey began her legal career with diverse real estate and mineral projects, including the 2017 corporate spin-off of the natural gas arm from a 150-year-old bituminous coal company, as well as work involving compressor stations, interstate natural gas pipelines, hotels, mixed-use developments, senior living and assisted care facilities, affordable housing, commercial and industrial buildings, and major hospital systems in West Virginia, South Carolina, and Pennsylvania.

Her experience as a contract landman during the initial Marcellus Shale boom continues to set her apart. With a background spanning land, title, and real estate strategy, she offers a multidisciplinary perspective, translating across roles and industries to integrate diverse inputs into practical, business-focused solutions. Clients value her forward-looking approach—anticipating issues, structuring solutions to mitigate risk, and communicating tradeoffs clearly so they can make informed decisions. An adept researcher and creative problem-solver, she addresses complex challenges with equal parts determination and professionalism.

Experience
  • Led real estate strategy as in-house counsel to a North American IPP for a nearly ~8 GW portfolio of wind and storage projects.
  • Led mineral strategy that ensured financeability of a utility-scale solar project atop an operating room-and-pillar coal mine in PJM.
  • Drafted loan agreements and supplementary closing documents for real estate and energy asset-backed financing, including syndicated loan agreements and ground lease financing.
  • Assisted with Low-Income Housing Tax Credit developments, Tax Increment Financing, Neighborhood Improvement Districts, and Historical Tax Credit financing.
  • Managed and instructed review teams for due diligence projects, including one that spanned two states and involved over 100 parcels of land for an affiliation of a national healthcare system.
  • Drafted and reviewed deeds, affidavits, reciprocal access agreements, and other title curative matters for renewable energy clients, commercial real estate developers, and REITs nationwide.
  • Conducted comprehensive reviews and analysis of title commitments, deeds, easements, reciprocal access agreements, covenants and restrictions, leases, and surveys to assess their alignment with the intended clients' use of properties across multiple industries.
  • Prepared title objection letters and provided valuable support in the drafting and negotiation of purchase and sale agreements.
  • Reviewed diverse due diligence materials for equity transfers, affiliations, purchases and sales, real estate financing, and renewable energy transactions, pertaining to corporate formation, real estate title, construction, property management, and preferred equity.
  • Analyzed local land use and zoning ordinances to ensure compliance.
  • Represented pro-bono client in appeal for Army Corps of Engineers shoreline use permit.
  • Prepared environmental indemnity agreements for financing compromised sites, including a former CERCLA site.
  • Successfully managed a REIT acquisition of nursing home facilities.

When not at work, Casey enjoys spending time outdoors with her family, whether gardening, walking her dogs, swimming with her two kids, or fishing in West Virginia’s lakes and streams.
