Commencement notice (Private): Optional.

Completion notice (Private): Optional.

Preliminary lien notice (Private): Prime contractor - Not required; Subcontractor - 45 days after commencing work if Notice of Commencement is filed.

Pre-lien notice (Private): Prime contractor - Not required; Subcontractor - 30 days prior to filing lien.

Lien claim (Private): 6 months after last furnishing labor/materials.

Deadline to file suit (Private): 2 years after filing lien.

Bonding permitted (Private): Yes, must be 200% of the lien value.

Statutory lien waiver form (Private): No.

Special notes: Owner may elect to require all notices be posted to the State Construction Notices Directory for projects of $1,500,000 or more.
