8 years from the date of substantial completion of the improvement
Exceptions:
- If an improvement to real property is expressly warranted or guaranteed in writing for a period longer than 8 years, the period of limitation shall extend to equal the longer period of warranty or guarantee.
- Does not apply to fraudulent misrepresentation or fraudulent concealment of facts
