Situation
A bank that sought to provide $13.72 million in construction financing for redevelopment of a historic building into a hotel turned to Husch Blackwell for guidance. Our team advised the bank on transaction structure, how to ensure that the federal and state historic tax credits coming into the deal would be secured collateral, and establishment of the bank’s rights vis-a-vis the hotel franchisor. We also navigated the title and survey matters that often arise on such historic urban properties.
Result
The hotel is expected to bring new energy and activity to an underutilized block of downtown Milwaukee.
