Illinois Hotel Transformed with First-Ever Tax Credit

The 85-year-old Hotel Pere Marquette needed a facelift, and EM Properties stepped in to redevelop the Peoria, Ill., landmark. With our advice and legislative advocacy, EM Properties moved forward with the $92.8 million project by securing passage of legislation authorizing the first-ever state historic tax credit issued by Illinois.


The redevelopment will transform the 10-story building into a luxury Marriott Hotel and include an adjacent Courtyard by Marriott. Gary Matthews, president of EM Properties, said the project “wouldn’t be possible without the expertise and guidance of Husch Blackwell.”
