A former captain of Georgetown University's softball team, Kelsie appreciates the teamwork and preparation necessary to draft, negotiate and complete a winning real estate deal.

Kelsie concentrates her practice in the areas of commercial real estate transactions, development, acquisition and leasing. She leverages her years on the practice field, first in thorough preparation and due diligence for a transaction, then using patience and trust in the process when negotiations hit a snag. She also taps into her competitive nature and relies on her teammates to ensure a favorable outcome for clients.

Kelsie has negotiated multiple leases and other agreements with national tenants on behalf of a real estate investment trust (REIT) that owns or operates nearly 100 large, regional shopping centers across the country. She also works with members of the real estate team on purchase and sales agreements for businesses ranging from shopping centers to breweries to wind energy projects.

Based on her success in transactions, clients have begun turning to Kelsie to guide them in setting up wills and trusts.

  • Negotiated sale agreements for and closed individual sales of ground leased outparcels, located next to regional shopping centers and totaling more than $5 million in gross proceeds.
  • Conducted due diligence in connection with acquisition involving 109 ground leases.
  • Assisted in closing of acquisition of nearly 100-acre closed riverfront industrial facility located in Opportunity Zone in downtown Chattanooga for redevelopment as mixed-use facility.
  • Conducted due diligence on $192 million acquisition of Tier 1 open-air mixed-use center that generates more than $200 million in annual sales.
  • Assisted in closing of $300 million tax equity financing deal for wind energy project.
Outside the Office

Kelsie and her husband, Jimmy, share a passion for rock climbing.

They frequent several challenging climbing spots together in the mountains surrounding Chattanooga. She’s also taken up woodworking and is learning the finer points of quilting.
