Overview

After more than 20 years in the real estate world, Aimee has experiences with transactions from a wide variety of perspectives.

Over the course of her career, Aimee has provided commercial real estate legal support to the second-largest shopping mall operator and the second-largest retail pharmacy chain in the United States, the country’s largest insurance company, and a private equity real estate investment firm. She is also familiar with laws concerning residential properties, having previously worked as a real estate agent herself in the Chicagoland area.

Aimee has experience drafting and negotiating a wide array of exhibits, amendments and ancillary documents to leases, purchase agreements, development agreements and various other real estate contracts. She has worked with sellers, buyers, attorneys, lenders, third-party participants (such as surveyors, environmental engineers and municipal officials) and title agents in order to close acquisitions and dispositions, and she has conducted all aspects of real estate closings. It’s a practice area Aimee has always loved: she enjoys seeing a transaction all the way through from pre-offer to post-closing, and she finds nothing more satisfying than the sense of accomplishment after a deal is completed.

At Husch Blackwell, Aimee assists with transactional work and financing for the purchase, sale, development or leasing of retail, industrial, office and multifamily real estate. She also supports leasing negotiations and works with tax-advantaged real estate development work, including projects that involve New Market Tax Credits, tax increment financing, Low Income Housing Tax Credits, Property Assessed Clean Energy financing, historic tax credits and Opportunity Zones.

Aimee is known for her proactive and excellent problem solving, as well as for her inside understanding of client needs. Her many years in-house showed her how many internal stakeholders can be involved in a project and how many needs and goals must be finely balanced in the eventual outcome. Aimee is particularly skilled at coordinating the variety of players in a transaction to keep each stage moving forward.

Experience
  • Work with sellers, buyers, attorneys, lenders, third-party participants (surveyors, environmental engineers, municipal officials, etc.) and title agents in order to close acquisitions and dispositions.
  • Negotiate, draft and abstract various exhibits, amendments and ancillary documents to leases, purchase agreements, development agreements and various contracts.
  • Served as senior paralegal in the Real Estate Law and Transactional Law Departments of the second-largest retail pharmacy chain in the United States.
  • Analyzed and negotiated title policy exceptions and endorsements.
  • Reviewed ALTA As-Built surveys for all leased and owned properties for major retail pharmacy corporation, and coordinated both internal and external parties in an effort to update and revise the property surveys to be in compliance with the company's requirements.
  • Collected, reviewed, revised and approved various required documents submitted to major retail corporation by landlords, developers and third-party participants. Approve the release of rent and final draw funds to landlords and developers.
  • Handled major retail corporation's docket of eminent domain/condemnation matters in a manner which maximized the value recovered for property interests acquired and which minimized the impact of any takings on the value, utility and operation of each store or facility.
  • Analyzed property files to approve the issuance of estoppel letters.
  • Reviewed and negotiated easement documents.
  • Managed liens that had been reported to or served on major retail corporation. Pursued satisfaction of liens.
  • Drafted escrow agreements and wire instructions. Circulated documents for execution and coordinated wire transfers.
  • Coordinated and supported debt closing activities, including providing lender with all requested documentation.
Outside the Office

Much of Aimee’s free time is devoted to being a mom to her teenage son, as well as caring for a very mischievous and energetic Italian greyhound puppy.

Aimee also enjoys traveling anywhere in the world. She names her favorite destination as Italy.
